Lansing sits four miles south of Leavenworth and shares the same economy — the fort, the correctional facilities, and people who work in one town and live in the other. For painting, though, the two towns are not the same job.

Lansing is newer, and that changes the work

Leavenworth's housing stock runs deep into the nineteenth century. Lansing grew later and faster, so a much larger share of what we paint here is postwar and post-1980 construction — vinyl and fiber cement instead of century-old clapboard, drywall instead of plaster, and far fewer pre-1978 lead considerations.

That generally makes for a faster, cheaper exterior. The prep that dominates an old Leavenworth house is not the constraint here.

What replaces it:

• Sun exposure on the south and west faces. Newer subdivisions with young trees mean unshaded elevations, and those fail years before the shaded sides. Repainting the whole house when only two faces are gone is a real decision, and the honest answer depends on how far apart they have drifted in color.
• Builder-grade original paint. A lot of the first coat on a spec house is thin. The first repaint often needs more than a homeowner expects because there is less underneath it than there looks.
• HOA color approval. Some Lansing subdivisions have covenants with an approved palette. Check before you fall in love with a color — it is easier than re-doing it.

Cabinets are the common Lansing job

A lot of houses here have kitchens from the nineties and early 2000s — oak or maple, sound boxes, dated color. That is the best possible candidate for refinishing, and it is the single most common request we get out of Lansing.
