On an exterior, the paint is not what fails. The prep is. Two crews can put the same product on the same house and one job lasts four years while the other lasts twelve, and the difference happened before anyone opened a can.
What actually determines how long it lasts
- How much of the old coating comes off. Painting over failing paint buys you one season. On a house with multiple generations of coating โ common here โ that is the single biggest variable in the quote, and the one people cut to hit a number.
- Whether bare wood gets primed. Every scraped-down spot needs primer before topcoat. Skipping it is invisible on day one and obvious in year three.
- Moisture. Painting damp siding traps water behind the film. That is what causes the sheeting failure people blame on cheap paint.
- Caulk and glazing. Old double-hungs need the glazing checked. Paint over failed glazing and the water goes straight into the sash.
Lead is a real constraint here, not a formality
Leavenworth is the oldest city in Kansas and much of the housing stock predates 1978. Under the EPA's Renovation, Repair and Painting rule, work that disturbs painted surfaces on a pre-1978 home has to be done by an EPA-certified firm using certified renovators and contained work practices.
Exterior prep is exactly the kind of work that triggers it โ scraping and sanding are the definition of disturbing paint. The practical consequences you will see in a quote: containment sheeting on the ground, different cleanup, and a crew that does not power-sand bare a 1905 clapboard and let the chips land in your yard.
Ask for the certification. A contractor who does not know what you are asking about is telling you something.
The season, honestly
Exterior painting in northeast Kansas is governed by surface temperature and dew point, not the calendar. Most modern acrylics want surfaces above roughly 50ยฐF and falling temperatures that stay there for several hours after application โ which is why an October afternoon can be fine and an October evening is not.
What that means in practice: late spring through early fall is the reliable window, the last few weeks of the season book out first, and anyone promising you a full exterior in January is either using the wrong product or planning to come back.
If you are near the end of the season and the house needs real prep, it is usually better to schedule the prep now and the paint early next season than to rush both.
What moves the price
- Stories and access. Two-story with steep grade means staging, not ladders.
- Substrate. Wood clapboard, especially old wood, is far more prep than vinyl or fiber cement.
- How much failure there is. Ten percent scraping and eighty percent scraping are different jobs at the same square footage.
- Trim complexity. The Victorian details that make these houses worth painting are also what make them slow.
