LEAVENWORTH PAINTING · KANSAS
Where we paint in Leavenworth County
We paint across Leavenworth County. That covers a 150-year-old Italianate downtown, a vinyl ranch in Basehor and a farmhouse at the end of a gravel road near Easton. Here’s what we typically do in each town and about how long it takes us to get there from downtown Leavenworth.
Leavenworth
This is home base and where most of our work is. Older Leavenworth neighborhoods include Victorians, Italianates and four-squares on Third Avenue, Broadway and the Esplanade, plus solid 1950s–1970s ranches and split-levels on the west and south sides. Downtown work is mostly exteriors with heavy prep, sash and plaster interiors. Newer neighborhoods are a mix of interiors and cabinets. For a designated property or work involving original architectural details, see historic home painting in Leavenworth.
Lansing
About 10 minutes south on K-7. Lansing is mostly 1990s to 2020s subdivisions with drywall interiors and hardboard, vinyl or fiber-cement siding, and a lot of HOAs. We repaint exteriors before they fail, replace builder flat paint with something washable and paint a lot of oak kitchens. Read more about painters in Lansing, KS.
Fort Leavenworth
Five to ten minutes to the gate, depending on traffic. The post drives our summer: PCS moves from June through August turn over off-post rentals in Leavenworth and Lansing all at once. Most of our work tied to the fort is make-ready painting for landlords, departing tenants and officers buying near post. See painting for Fort Leavenworth PCS moves.
Basehor
About 20 to 25 minutes, south on K-7 then west on US-24/40. Basehor is one of the fastest-growing towns in the county, with 2000s through 2020s two-stories and ranches on the north and west sides and a smaller older core near 155th Street. Most Basehor homes we see are 10 to 20 years old, so they’re on their first or second exterior repaint. The common jobs are hardboard and fiber-cement exteriors, interior repaints that swap builder beige for a cleaner neutral and first-time cabinet painting. We drive that K-7 stretch often enough to know which morning hours to avoid. Basehor jobs book on the same schedule and prices as Leavenworth.
Tonganoxie
About 25 to 30 minutes southwest. Tonganoxie is the most mixed housing stock in the county: 1900s–1920s homes and bungalows near downtown, 1970s ranches, new subdivisions on the edges and acreages out in the country. That means one week we’re reglazing sash on a bungalow porch and the next we’re spraying a new-build interior. Rural homes here often have a detached garage or shop that we can paint along with the house, so it’s worth asking about while we’re out there.
Easton
About 20 minutes northwest. Easton is small and rural, and most of what we paint around it is farmhouses: wood or old asbestos-cement siding, a porch that faces the road and usually a detached garage or small barn. These houses take full sun and wind on all four sides with no trees or neighbors to break it, so the paint fails faster than in town. We recommend going through prep thoroughly and choosing a top-tier exterior line. Water, power and parking are rarely a problem out there, but long gravel driveways mean we plan our lift deliveries around the weather.
Linwood
About 30 minutes south, near the Kansas River in the southeast corner of the county. Linwood homes are a mix of older houses in town and newer homes on acreage. Expect exteriors with heavy mildew on north and river-facing walls, which needs a proper wash with a mildewcide before any paint goes on. Like the Easton farmhouses, outbuildings often come along with the job. Older Linwood homes also tend to have wood windows and trim that haven’t been painted in a long time, and we budget for glazing and some board replacement before we give you a number.
Scheduling the outer towns
We group jobs by area when we can. If you’re in Basehor or Tonganoxie and flexible on start date, we can often fit you in right before or after another job nearby, which helps in the busy months. Exterior estimates in the outer towns are best done in daylight on a weekday so we can see every elevation; interior walk-throughs can happen in the evening.
Same prices across the county
We don’t add a drive charge for Basehor, Tonganoxie, Easton or Linwood. Our pricing is set by the house: square footage, siding, condition and access. Very small jobs at the edges of the county may have a minimum. See what painting costs across Leavenworth County for the full tables.
