FROM WALK-THROUGH TO FINAL TOUCH-UP
How a job runs with us
- Walk-through. Our estimators walk the house with you, check the siding or walls, note failing areas, and measure. For exteriors that means looking at every elevation, not just the front.
- Written quote. You get a line-item quote within a couple of days: surfaces, prep, products, number of coats, and what’s not included. If the house was built before 1978, the quote says how we’ll handle lead-safe work.
- Color help. We bring Sherwin-Williams fan decks and large samples. If you’re stuck, we’ll paint 2×2 test patches on the actual wall, ideally on the side that gets afternoon sun, because colors look very different on a south wall at 4 p.m.
- Prep. This is most of the job on an exterior and the part cheap bids skip: washing, scraping, sanding, spot priming, caulking, patching nail holes and cracks.
- Paint. Two finish coats on walls and siding, brushed and rolled or sprayed depending on the surface. Trim and doors get an enamel that dries hard.
- Final walk-through and warranty. We walk the job with you with a roll of blue tape, fix anything you mark, and leave you the color names and sheens in writing. Then the two-year paint warranty starts.

Why old Leavenworth houses are a different job
Leavenworth was founded in 1854 and is the oldest city in Kansas, and the housing shows it. A lot of what we paint downtown and along the Esplanade has old-growth wood siding that has been painted 15 or 20 times. Those layers get brittle, so new paint over old paint fails if you don’t scrape back to a sound edge. Original wood sash needs loose glazing putty cut out and replaced before it gets painted, or water sits in the gap and rots the bottom rail.
Inside, plaster walls crack over doorways and along ceiling lines as the house moves. Rolling latex over those cracks just shows them again by winter. We cut them out, tape them and skim them first.

One thing we get asked about all the time on North Esplanade: the pale blue porch ceiling. People call it “haint blue.” Some owners want it for tradition, some because they’ve heard it keeps wasps from nesting. We’ll paint it either way; it’s one of the quickest ways to make an old porch look finished.
