Pricing
1. How much does it cost to paint a house exterior in Leavenworth?
A one-story ranch of 1,200–1,500 sq ft with vinyl or hardboard siding usually runs $3,800–$6,000. A 2,000–2,500 sq ft two-story with hardboard or fiber cement runs $5,500–$9,000. A pre-1900 wood two-story near downtown runs $9,000–$18,000, because scraping and priming bare wood is most of the job. Full tables by siding type are on our house painting cost page.
2. What does it cost to paint one room?
A standard 10×12 bedroom, walls only, two coats, is $450–$750. Add the ceiling and trim and it’s $750–$1,150. A 15×20 living room runs $800–$1,300 for walls. Those prices include moving furniture to the middle of the room, patching nail holes and cleaning up. For a number on your own rooms in two minutes, try the instant estimate.
3. Why are two painting bids on the same house so far apart?
Bids can include different surfaces, preparation, repairs, coating systems and access. Ask each painter to identify what will remain, what must be repaired and which primer or finish fits each material. Compare those scopes before comparing totals. Our guide on how to choose a painter provides a checklist.
4. Do you charge more for a color change?
Going dark to light, or covering a deep red or navy accent wall, usually takes a primer coat plus two finish coats. That adds about 15–25% to that room. Same-color or close-color repaints don’t need it. Putting an accent wall back to a neutral is $200–$450 on its own.
5. Do you require a deposit?
Our standard is a deposit when you book your start date to hold the crew and order product, with the balance due at the final walk-through once you’ve signed off. We don’t ask for full payment up front on any residential job.
Scheduling
6. How far out are you booked?
In spring, exterior jobs typically book 3–6 weeks out; by August, September slots fill fast because everyone remembers their trim before winter. Interior work is easier to fit in from November through March, often within 1–2 weeks. For a fall exterior, plan ahead and confirm a suitable window for the complete coating system; October is not an automatic cutoff.
7. How long does an interior repaint take?
A straightforward bedroom is commonly planned as one working day. Three rooms take 2–3 days. A whole interior on a roughly 1,800 sq ft house is 5–8 working days, mostly because ceilings and trim are slow work. Plaster houses with cracks to repair can add a day or two. See interior painting in Leavenworth for how we sequence rooms in a lived-in house.
8. When is it too late in the year to paint outside?
There is no universal calendar cutoff. Air, surface and material temperatures, moisture, overnight conditions and every product in the coating system determine the usable window. A low-temperature topcoat does not give a primer or sealant the same limits. See the exterior painting season guide for a product-specific example.
9. Do I need to be home while you paint?
No. Most customers leave us a lockbox code or a key for inside work. For exterior jobs we need the gates unlocked, outside outlets live and a hose bib that works. You’ll get an end-of-day text from the crew lead either way, so you know what got done without being there.
Prep
10. What prep is included in an exterior job?
Wash, scrape every loose edge, sand the ridges so they don’t show through, spot-prime bare wood, caulk open joints and gaps around trim, then two finish coats. On older wood houses we also replace failed glazing and fill punky spots with epoxy where the wood is still worth saving. Rot that needs a carpenter is quoted separately. The full sequence is on our exterior painting page.
11. Do you move furniture?
Yes. We move furniture to the center of each room, cover it, and put it back. We don’t move pianos, gun safes, loaded bookcases or anything wired into the wall like a big-screen TV mount — please clear shelves, unplug electronics and take down art and curtains before day one.
12. Will you fix cracks in my walls?
Nail holes, dings and hairline cracks are included in every interior price. Recurring plaster cracks need assessment of movement, attachment and moisture before a repair is selected. Repair work is scoped separately; the instant estimator does not automatically price it. Our guide on painting plaster walls in old houses explains why the cheap fix fails.
Products
13. What paint do you use?
The exact primer and finish should be identified in the written proposal after assessing the surface and existing coating. Use the manufacturer examples in our guides to compare preparation, compatibility and application requirements, then confirm the selected system for your project. See cabinet coating specifications and exterior coating selection.
14. What sheen should I use?
Compare the exact product’s cleaning and moisture guidance, room use, surface condition and appearance under normal lighting. The same sheen label does not make different products equivalent; a flatter finish may touch up more readily while product formulation affects washability. Review a representative sample and use our interior sheen guide to build a surface-specific finish schedule.
15. How long does exterior paint last in Kansas?
The repaint decision depends on the coating and substrate condition, previous preparation, water exposure and maintenance. Fading, local damage and widespread peeling can call for different work; no fixed siding-by-direction lifespan fits every house. Our repaint timing guide helps distinguish monitoring, local repair and a broader repaint.
16. Can you paint vinyl siding?
Sound, properly installed vinyl may be suitable for repainting with a compatible coating and the exact approved color formula. Check the siding manufacturer’s instructions and warranty as well as the paint system. The $1.50–$2.75 per square foot figure is an illustrative planning range. See vinyl repainting for the suitability checks.
17. How long before I can use my kitchen after cabinet painting?
Plan access around the actual work and the selected finish. Rehanging, gentle use and full cure are different milestones; see the cabinet handling and cure explanation. Follow the selected product’s cleaning instructions after the doors return.
Old houses
18. Do you paint historic houses?
For an older home, define the sound woodwork to retain, failed coatings, window or porch repairs and the desired appearance. Designated properties also need an address-specific preservation review determination before proposed changes. See historic-home painting in Leavenworth for scope and scheduling questions.
19. Can you help pick colors for a Victorian?
Start with the actual architectural features and decide whether the goal is a compatible new scheme or a documented restoration. Compare body, trim and sash samples on the house alongside the roof and masonry. The Victorian house colors guide offers sample starting points and explains the evidence and review questions.
Lead
20. My house was built before 1978. Does that change the job?
It can. Pre-1978 coatings may contain lead, so settle the applicable Kansas assessment, firm and individual qualifications, work practices and completion records before disturbance. Kansas rules differ from common national summaries, including restrictions on test kits and heat guns. See lead paint in Leavenworth homes for the questions to resolve.
Warranty
21. What does your warranty cover?
Our two-year paint warranty covers peeling, flaking and blistering caused by our workmanship. If paint we applied lets go, we come back and redo the area at no charge. It doesn’t cover rot underneath, water from a bad gutter, or damage from impact or hail. You get it in writing at the final walk-through.
22. Are you licensed and insured?
Ask for current insurance documentation and verify the contracting firm and the qualifications relevant to your scope. For covered lead renovation work in Kansas, confirm the appropriate KDHE firm license and individual credentials; a general EPA claim is not that verification. See the lead-paint guide and about page.
Fort Leavenworth
23. Do you paint for PCS moves?
For a PCS move, confirm property requirements, access and the actual completion window. Illustrative three-bedroom planning ranges are $900–$1,800 for limited touch-ups and $3,500–$5,500 for all walls in a vacant unit; these are not approved quotes. Ask about availability when your likely dates are known. See Fort Leavenworth painting for scope and timing questions.
24. Should I touch up or fully repaint before move-out?
Start with the lease or property manager’s written instructions and the actual wall condition. A representative touch-up test may be acceptable, but color, sheen, texture and wear can leave a visible difference. Compare limited repairs with repainting the affected wall to a natural boundary. Our PCS move-out guide explains the scope and budget questions.
25. Can a landlord out of state hire you?
Identify a local access contact and confirm how the property will be assessed, who approves changes, and which progress or completion records are included. Agree on any remote arrangements and photographs in the written proposal rather than assuming they are part of every project.
