Why Leavenworth

Leavenworth brings together older houses with wood siding, military families planning a move and newer homes ready for a different interior finish. The work can range from preserving original trim to repainting rooms before furniture arrives.

Who’s behind it

Gabe Orrico runs the Leavenworth-area painting operation. Our work includes estimates, preparation and painting, with a crew lead responsible for the job from the first day to the last.

The crew

A crew lead runs every job and stays on it from the first day to the last, so you’re not explaining your house to someone new each morning.

Every day starts the same way. The crew lead walks the work area with the homeowner, or texts a photo if you’re at work, and says what’s getting done that day and which rooms or sides of the house are off-limits. Every afternoon ends with floors swept, brushes washed out in our truck, not your sink, and ladders down off the house. On an occupied interior, we plan room access around the work, ventilation and the selected products’ return-to-use instructions.

The two-year warranty

Every job carries a two-year written warranty on our workmanship: peeling, blistering or flaking caused by our prep or application. It doesn’t cover new rot, settling cracks, or damage from things like hail or a gutter overflowing down the siding, and we tell you that up front.

When someone calls us back, we treat it like any other appointment. For a typical callback, imagine bubbling on a south-facing window sill about fourteen months after painting. We inspect the sill and the joint at the corner of the sash, then determine the cause and the repair. A covered workmanship repair might mean cutting back the affected paint, priming, re-caulking and repainting: no charge, about two hours. Water damage outside the warranty is assessed separately.

What we paint, and what we pass on

We paint homes: exteriors, interiors, kitchen cabinets, porches, deck railings and trim, and rental make-readies between tenants. We do a lot of old-house work, including sash reglazing and replacing a few rotted clapboards so the paint has something sound to stick to.

We pass on jobs where paint won’t solve the problem, like siding that’s soft across a whole wall or a stucco crack that’s still moving. In those cases we’ll tell you what we’d fix first and who usually does that work.

Plainly: when you fill out the quote form on this site, your request reaches our website team so we can coordinate the next step with the estimating team. Nobody sells your information, and you won’t get calls from three other companies. If we’re booked too far out for your timeline, we’ll tell you that instead of stringing you along.
