Fort Leavenworth is not a normal Army post, and that changes the painting calendar in this town in a way most contractors never think about.

The school is the whole story

The Command and General Staff College means a large share of the families here are on a course cycle rather than an open-ended assignment. The post's own published figures give a sense of the scale: an average daily post population of 21,420, roughly 5,024 military personnel including CGSC students, and an estimated 8,885 family members, against 1,680 family quarters on post with about 1,440 of them occupied. Permanent party students numbered 1,127. (Those are the Fort Leavenworth statistical data as of 30 September 2020 — the most recent figures published in that format, so treat them as scale rather than current headcount.)

The practical consequence: a substantial block of households arrives and leaves on roughly the same schedule every year. Not spread across twelve months like a normal town — concentrated.

What that does to scheduling

Summer is the crunch and it books out early. Everyone is moving in the same weeks. Every painter, every handyman, every carpet cleaner in Leavenworth County is fielding the same calls in the same window. If you have a report date or a lease end in summer and you need work done, calling in spring is the difference between getting it done and getting told no.

The off-season is genuinely easier. If you are here for the full course and want interior work done, doing it in the winter months gets you better scheduling and an unhurried crew. Exterior work has its own weather constraints, but interiors do not.

If you are renting off post

A large share of families here rent in Leavenworth or Lansing, and move-out paint expectations vary enormously between landlords. Some want a professional repaint. Some want nail holes filled and touch-ups. Some will deduct for a DIY job that does not match.

Two things worth doing before you book anything:

• Read what the lease actually requires, not what the last tenant told you. "Professionally painted" and "returned in the condition received" are different obligations with very different price tags.
• Ask the landlord for the color. If it is a builder white that got touched up over three tenancies, a fresh coat of the wrong white is more obvious than the marks you were covering.

If the lease does require a professional repaint, ask us for a written invoice that states the scope. That is the document that settles a deposit dispute.

If you bought a house here

Buying into Leavenworth means a real chance you bought something old. Much of the housing stock predates 1978, and the pre-purchase question that actually matters for painting is whether the exterior has been maintained or merely recoated.
